SINGAPORE — The Housing and Development Board (HDB) announced the launch of nearly 7,000 new flats for sale on Tuesday (May 30), which includes 1,500 Sale of Balance Flats (SBF) located across various estates.

Of the total, 5,495 Build-To-Order (BTO) flats are being offered across five housing projects: three in mature estates—Bedok, Kallang/Whampoa, and Serangoon—and two in the non-mature estate of Tengah. Approximately 90 percent of the BTO flats come with a waiting time of less than four years, with four out of five projects offering waiting times ranging from three years and one month to three years and eight months, according to HDB.

Strong demand is anticipated for the flats in Bedok and Serangoon, particularly as the last BTO launch in Bedok occurred in November 2016, and 150 studio apartments for the elderly were introduced in Serangoon in January 2014.

The Bedok South Blossoms project will offer 1,640 flats situated near the Tanah Merah MRT station, bounded by Bedok South Road and Bedok South Avenue 3. Pricing for a five-room flat in Bedok South Blossoms ranges from $588,000 to $737,000; for a four-room flat, it is from $488,000 to $587,000; and for a three-room unit, from $320,000 to $396,000.

In Serangoon North Vista, which is located along Serangoon Avenue 1 and Yio Chu Kang Road, there are 330 flats available. Prices for a four-room flat range from $397,000 to $496,000, while five-room flats are priced between $558,000 and $658,000.

Farrer Park Arena, positioned between Farrer Park Road and Dorset Road, features a total of 569 three-room and four-room flats, with prices ranging from $362,000 to $642,000. This project falls under the Prime Location Public Housing (PLH) model, which includes stricter buying and selling conditions, such as a six percent subsidy clawback upon resale and a ten-year minimum occupation period (MOP).

HDB has noted that 20 percent of the PLH flats in Farrer Park Arena will be reserved for first-time families, with two percent set aside for second-timer families under the Married Child Priority Scheme.

The two projects in Tengah—Parc Meadow @ Tengah and Plantation Verge—will have close to 3,000 flats. Those seeking to move into their flats sooner can apply for Parc Meadow @ Tengah, which has a waiting time ranging from three years and one month to three years and four months.

National Development Minister Desmond Lee stated in a Facebook post, “We are committed to providing options for different budgets and needs — from homes in Tengah designed to integrate lush greenery to units in the mature estates of Bedok and Serangoon for families who wish to live closer for mutual care and support, there is something for everyone.”

Looking ahead, HDB plans to offer around 6,700 BTO flats in August across towns such as Choa Chu Kang, Tengah, Kallang/Whampoa, and Queenstown. The final launch of the year in November will present about 6,300 flats in towns including Bukit Panjang, Jurong West, Woodlands, Bedok, Bishan, Bukit Merah, and Queenstown.
